Emerald Garden Residence. Behind the gate are a 25-metre indoor pool heated year-round, a small wellness and spa centre, a gym open around the clock, a children's playroom, a private nursery, an international school, a cafeteria and an international restaurant, a 5,000 m² park with walking, running and cycling paths, electric car chargers and private transport for residents. None of it is open to the public: the complex has one controlled entrance with Face ID access, reception and security 24/7.

How many apartments share all of that?

How many volumes and entrances does the complex have?

The complex is arranged as three volumes with six entrances, labelled A to F. Apartments run from the ground floor to the top storey, with the penthouses occupying the highest level.

Are the published areas net or gross?

The areas given on the apartment type pages are net usable areas. Terraces and the penthouses' roof gardens are stated separately where they exist.

Can I avoid daily drives across the city?

Most of them. Training, swimming, wellness, meals and childcare are handled inside the complex. For what sits outside it, the health centre, the market, the post office and two schools are within a five-minute walk, which leaves the car for the shopping centre, the grammar school and the airport.

How high are the ceilings?

3.9 metres, in every apartment type. That is roughly a metre more than standard new construction, and it is what makes the space read differently the moment you walk in: windows and doors follow that height, so daylight reaches further into the room.

Are storage and a garage space charged separately?

Yes. Both the storage unit and the garage space are optional and paid for alongside the apartment rather than included in its price. Each apartment type's specification says so, under "Basic information".

Are there chargers for electric cars?

There are. Electric vehicle charging stations are part of the complex, alongside private transport for residents.

Is the children's playroom in the neighbourhood or inside the complex?

Inside the complex, behind the gate, together with the private kindergarten and the international school. Reaching them does not mean going out onto the street.

Can visitors use the pool, the gym and the spa, or only residents?

Residents only. The 25-metre semi-Olympic pool, the gym open around the clock, the wellness and spa centre and the 5,000 m² park are not open to the public. Access to the complex is controlled.

How is residents' privacy protected?

The complex is bounded by a hedge up to 5 metres tall, which screens it from the ground around it. With controlled access, a reception and security around the clock, the park and the amenities behind the gate stay out of view from the street.

How are the apartments heated and cooled?

By a four-pipe heat pump system, with Rehau underfloor heating carrying a ten-year guarantee. The building envelope does its share: a 41 cm external wall holding 15 cm of mineral wool, and a ventilated facade, which in summer carries heat out of the cavity behind the cladding instead of letting it into the wall.

What does energy class A mean, and when is the certificate issued?

The building is designed to class A, the highest energy efficiency class. The certificate is not something a developer issues to itself: an authorised assessor measures the finished building, so it comes once construction is complete.

Will the finished building really look like the renders?

That can be checked rather than taken on trust. Footage from the site goes up every month, so the render, the work in progress and the finished result sit side by side. The same developer has already delivered the earlier project, Emerald Garden.

How do you reach the complex from the city centre?

The complex is in Zagorič, at Bjelasička 36. It is about six minutes by car from the centre of Podgorica, north across the Morača and up into Zagorič.

How far is Emerald Garden Residence from Gorica forest park?

Gorica forest park is a five-minute walk from the complex. It is one of the largest green spaces in Podgorica, so a daily walk, a run or time outdoors is right at the door, alongside the 5,000 m² park inside the gate.

Is a new road link planned between Zagorič and the centre of Podgorica?

Yes. A new road connecting Zagorič with the centre of Podgorica is planned, shortening the journey to the city's amenities. It is a planning document rather than a built road, so the timetable rests with the city and not with the developer.

What is in the gym?

The gym is fitted with Technogym equipment and laid out as a full-body circuit: the machines follow one another in order, so a session runs straight through without waiting or crossing the room. It is open around the clock, and personal trainers are available to residents.

Is there a car wash in the complex?

A car wash is planned inside the complex, alongside the charging stations for electric cars.

Who maintains the building and the planting?

An in-house team rather than an outside contractor. The same service covers security, building management and the grounds, so the 5,000 m² park, the paths and the planting on the facades are looked after by people who are on site permanently.

Is there transport for residents?

Yes, as a limo service for transfers. It is charged separately and available to residents on request.

How tall are the doors and ceilings?

The doors are 2.85 metres, under ceilings of 3.9 metres. Standard new construction usually puts doors at around two metres, and the difference is the first thing you notice walking in: the room reads taller because the doors and windows follow the height rather than stopping short of it.

Why would the bills be lower than in standard new construction?

Because of how the building is made rather than how it is used. Heating and cooling run on heat pumps through a four-pipe system, with Rehau underfloor heating. The envelope keeps what the system produces: a 41 cm external wall holding 15 cm of mineral wool, and a ventilated facade, which in summer carries heat out of the cavity behind the cladding instead of letting it into the wall. The building is designed to energy class A. How much lower a given bill turns out depends on how a household lives and can only be measured once the building is occupied, so no figure is published in advance.

Can foreigners buy an apartment?

They can, on the same terms as Montenegrin citizens. For non-resident buyers there is also a partner bank that lends to non-residents, so a purchase does not have to be made in cash.

Is short-term letting allowed?

No. The complex is built to be lived in rather than let to visitors. That is also why the pool, the gym and the park stay available to residents instead of to a rotating set of guests.

What kind of sauna does the wellness and spa centre have?

A Finnish sauna, with a cold plunge. The pairing is deliberate: heat followed by cold water is the reason to use a sauna at all, and it only works when both are in the same place. The spa, like the pool and the gym, is for residents only, by prior booking.

How is the maintenance charge calculated?

Per square metre of the apartment, monthly, so the amount follows the size. It covers 24/7 security, reception, building management and the upkeep of the common areas, the pool and the grounds, work done by the complex's own team rather than an outside contractor. The current rate per square metre comes with the offer for a particular apartment.

What are the notary and tax costs on a purchase?

The standard ones set by law, and the same for foreign and domestic buyers. Half of the notary fee is paid on signing the preliminary contract and the remainder on signing the contract itself. Buying an apartment in Montenegro carries no additional charge for being a foreigner.
