The functions you use every day.
When we talk about a smart home, we mean the functions you use every day: temperature, lighting, external venetian blinds, access to your home, electricity, water and protection systems. So we will go through them one by one. What is controlled, how it is used, and what it changes once it becomes part of every day.
Every function listed is planned as part of the apartment's standard installation. Emerald Garden Residence is currently under construction, with occupancy planned for 2028.

Temperature
Every room at its own rhythm
Heating runs through water underfloor heating and cooling through a ceiling system, with heat pumps and four-pipe distribution.
Temperature can be set room by room, so the bedroom, the living room and the child's room can each have their own settings, according to how they are used.
During the day you can adjust the temperature in the rooms you are in, while the rest stay on a different mode. That way the technology follows how the home is actually lived in.
Light and sound
One command changes the mood of a room
Lighting can be arranged into preset scenes. Dinner, a film, an evening mood or going to bed can each have their own settings, called up from the phone or a wall keypad.
The audio system is organised by room, with Bluetooth, so music can follow you to wherever you are. With one setting, the home takes on the atmosphere that suits that part of the day.
Blinds and screens
Light and privacy under control
The joinery carries electric external venetian blinds and electric insect screens, integrated into the system.
External blinds give finer control over daylight and privacy, which matters especially with the large glazed surfaces that define Emerald Garden Residence.
They also earn their place in the warmer months, when controlling direct sunlight contributes to a more comfortable indoor temperature.
Entry
Access to your home, fitted to everyday life
The access system lets you in by phone, Face ID, smartwatch or card.
Guests can be given access by QR code, sent before they arrive and limited to that particular visit. A friend, a delivery or a technician can be let in ahead of time, without you having to meet them at the door.
Behind all of it sits controlled access to the complex, with reception, security and video surveillance.
Power
Control that stays with you after you leave
Some sockets can be controlled through the system, so you can check and switch off selected appliances after you have left the apartment.
The garage also has electric vehicle charging points, with consumption tracked in the app. That way the information about consumption is available where it is actually useful.
Water
A system that reacts when it notices a problem
The apartments are fitted with water leak sensors. When the system detects water where there should be none, it sends an alert.
The real value of a system like this shows when nobody is home. Early warning of a leak allows a faster response and can significantly limit the potential damage.
Fire
One more system that stays awake
The protection system also includes fire detection.
The sensors monitor for risk and allow the system to respond in time. Together with access control, video surveillance, 24/7 security and leak sensors, protecting the home becomes part of the wider security system of Emerald Garden Residence.

What sits underneath
What is behind the smart home system?
Smart home functions rely on installations and systems planned together with the rest of the building.
- A four-pipe system
- Heat pumps and four-pipe distribution let different parts of the building need heating and cooling at the same time. That flexibility is what makes finer temperature control possible.
- Rehau underfloor heating
- Water underfloor heating uses the Rehau system with a ten-year guarantee, with control organised by room. So the temperature can follow how different parts of the home are used through the day.
- Rautitan pipework
- The plumbing uses the Rautitan system, chosen for reliability, durability and resistance to wear and corrosion. Leak sensors add one more layer of control and give timely warning when the system detects a problem.
- Timber and aluminium joinery
- The joinery combines timber on the inside and aluminium on the outside, with triple Guardian glazing with UV protection, electric insect screens and external venetian blinds. It gives control over light and privacy alongside the large glazed surfaces typical of Emerald Garden Residence.
- Charging in the garage
- Electric vehicle charging points are part of the complex, with consumption tracked in the app.
- Access control, 24 hours
- Face ID, entry by phone, reception, 24/7 security and video surveillance work as connected parts of the complex's access control. That makes the apartment's smart home functions part of the wider security concept of Emerald Garden Residence.
