Longevity at Emerald Garden Residence

Nobody gives up swimming because they do not know it is good for them. Far more often, they give up because the pool is twenty-five minutes away. This piece is about what changes when it is not.

Longevity

Healthy habits often lose
the battle with time.

We have long known the list of things we associate with a long and good life: movement, water, good sleep, daylight, greenery, time for a proper meal, recovery, and people to share our space and time with.

Finding room for all of it in an ordinary day is far harder.

A pool on the other side of town takes time before you are even in the water. A trip to the gym means driving, parking and driving back. A sauna, a massage or a workout easily becomes one more obligation to squeeze into an already crowded schedule.

Add it all up over a week and distance starts deciding for us.

Emerald Garden Residence starts from a simple idea: the easier a healthy habit is to fit into the day, the more likely it is to become part of life.

That is why much of what you would normally visit several addresses for sits here, inside one community.

Nine habits

Everything inside the gate, far less time in the car

Nine things that can become part of every day, and the place each of them has at Emerald Garden Residence.

Movement

A 600-metre circuit that crosses no road

A resident running the path through the complex park at first lightLandscaped walks and planting in the complex parkLawns and walks inside the complex
A lap of the complex, through 5,000 m² of park. The exact length is confirmed on completion.

A running and walking track circles the complex in a loop of roughly 600 metres. The morning jog starts moments after you leave the flat, with no traffic lights, junctions or city traffic.

Distance here is made in laps through greenery. And when only a few minutes stand between deciding to go and the first stride, it is far easier to find a reason to head out, even on the mornings when staying in would be simpler.

Water

Twenty-five metres, no booking

A 25-metre indoor pool, heated all year.

The indoor semi-olympic pool is 25 metres long, heated year round with a filtration system, and open to residents only. Swimming fits in before the first coffee, after work, or whenever a free hour opens up between commitments.

The lift to the pool, a swim, then back home. Your time goes on swimming, not on getting there.

Heat

A Finnish sauna and a pool, at the same address

Finnish sauna, pool and Turkish bath, in the wellness zone of the complex.

The wellness zone is planned with a Finnish sauna, a pool and a Turkish bath.

Time for relaxation and recovery does not have to be planned as a separate trip into town. The wellness zone is part of the complex, close enough to find its place even in an ordinary working day. The sauna then stops being a plan for a free afternoon and far more easily becomes part of the routine.

Strength

A Technogym gym, a few steps from home

A residents' gym, open 24 hours, with Technogym equipment.

The gym is fitted with Technogym equipment, with the machines arranged for a complete full-body workout. It is open 24 hours for residents, and personal trainers are available.

Before work, during a break or in the evening, the choice is yours. When the gym is a few minutes from the flat, it is far easier to find room for training in the schedule.

Recovery

Recovery as part of the routine

A massage under way in the complex spa
The massage room, in the complex spa zone.

The spa zone is also planned with a massage room. After training, after a demanding day, or simply when you need a pause, recovery is only a few minutes from home.

When a massage no longer means a trip across town and extra time in the diary, it is far easier to turn it from an occasional treat into a regular part of looking after yourself.

Air

3.9 metres that change how a space feels

Glazing from floor to ceiling, 3.9 m clear heightThe living room, with the dining table at the far end
Clear height 3.9 m, doors 2.85 m.

The apartments are designed with a ceiling height of 3.9 metres and 2.85 m doors. High ceilings and large glazed surfaces bring in plenty of daylight and give the space a breadth you feel from the moment you step in.

Heating and cooling run on heat pumps through a four-pipe system, with Rehau underfloor heating and ceiling cooling. The system keeps the rooms at a comfortable temperature without conventional indoor units or direct draughts.

The building is designed for energy class A.

Sleep

When the day truly goes quiet

The neighbourhood is out there and none of it comes in. Between apartments sit 25 cm AKU blocks.

Good sleep also depends on the room we sleep in. That is why 25 cm Wienerberger AKU blocks sit between the apartments, with sound insulation of up to 57 dB.

You feel their value most at the end of the day, when the door closes and home becomes a place to rest. First-rate sound insulation reduces noise passing between apartments and creates calmer conditions for sleep.

Table

The hour may stay the same. You just spend much more of it at the table.

Residents at the tables of the complex cafeteria
The cafeteria and restaurant are planned on the ground floor.

A cafeteria and an international restaurant are planned inside the complex, so the morning coffee, a working lunch or dinner take no extra time spent getting there and back.

An hour's break then genuinely leaves room for a proper meal, a conversation and a pause before the rest of the day. Because the way we eat also depends on how much time we have to sit down at the table.

Company

The people you come to know over time

Neighbours in the complex park late in the afternoonChildren on the playground in the complex parkThe nursery space inside the complex
Nursery, school and playroom are planned inside the complex.

A private nursery, an international school and a playroom are planned inside the complex, while the 5,000 m² private park gives residents a shared space to spend time outdoors.

Children meet in the park. Parents recognise each other from morning walks. The same faces turn up by the pool, in the cafeteria or on the track. Things like that are hard to plan. They grow out of time spent in the same place, and out of encounters repeated often enough that people stop being just neighbours.

Nine habits. One address.

Longevity is often presented through big changes, precise routines and even more precise plans.

In real life, much of it starts more simply: with more movement, better rest, time spent outdoors, good sleep and the people we like to run into.

Emerald Garden Residence brings a great deal of that together at one address.

And when half an hour's drive no longer stands between a good intention and a good habit, finding time for yourself becomes easy.

What this rests on

The project in figures

Everything in this piece rests on the same figures as the rest of the site.

The exact length of the track is confirmed once the complex is finished.

What you do not see

Health that is built in, not offered

Part of this list is not an amenity you use but construction that works around the clock, without anyone noticing it.

The ventilated facade of the complex

A 41 cm external wall
A ventilated facade: 25 cm of block, 15 cm of mineral wool and a ceramic finish. In summer it carries heat out of the cavity rather than letting it into the wall.
Sound insulation to 57 dB
25 cm Wienerberger AKU blocks between apartments and floors.
Heating and cooling without a sound
Heat pumps and a four-pipe system, Rehau water underfloor heating with a ten-year guarantee, and ceiling cooling.
Energy class A
The building is designed for class A, the highest of seven on the Montenegrin scale. The certificate is issued by an authorised assessor once construction is complete.
A gate that works 24 hours
Face ID access control, round-the-clock reception and security, video surveillance. The park is closed to traffic.
Planting somebody maintains
The complex has its own service for security, management and grounds maintenance. The park is still a park in year five.

Beyond the gate

What still belongs to the city

A gated complex only makes sense if the rest of the city is within reach. This is how long the rest takes.
